About Tenantvo

Tenantvo is a small piece of software for the landlord who manages their own units in the United States. It has two halves. The worksheets are free and produce the documents a letting generates, worked from your own figures: the reference letter with the payment record in it, the notice to vacate with the dates and the rent still due, and the inspection checklist sized for your rooms and items. Tenantvo Pro is the ledger those tenancies live in: every unit, every tenant, the rent charged and paid, the arrears, and the documents filed against the tenancy they belong to.

Why this site exists

This site exists because a small landlord's records are only ever tested at the worst moment: a deposit dispute, a tenant who stops paying, or a future landlord asking for a reference on somebody who left owing two months. All three are answered by the same thing, which is a ledger of what was charged and paid and a folder of documents that were right when they were written.

Who it is for

The landlord of one to a dozen US units who collects the rent, screens the applicants, serves the notices and hands the numbers to whoever does the return

Not a tenant, not an agent managing property for other owners, not a multifamily or commercial operator, and not anyone who needs to be told what their state requires

What it does not do

  • No legal advice and no state tenancy law: what notice period applies and whether a clause is enforceable are questions for your attorney, and a worksheet that answered them would be doing you harm
  • No contact with your tenants: we never email, call or market to the people in your units
  • No tenant screening service, no credit checks and no referrals: the application worksheet organises what you collect, and the checking is yours
  • No ranking of property management platforms and no vendor comparisons with somebody else's price in them

What Tenantvo Pro keeps

Upgrading turns the documents into a record. The tenancy you wrote a reference for is a tenancy in the ledger, with the payments that made the reference true; the notice you served has a date and sits against the unit; the inspection checklist is filed with the tenancy it opened or closed. Export is always available, so the ledger is yours whether or not you stay.
