A rental property inspection checklist earns its keep twice: once at move-in, when it is the only evidence of what the unit looked like before anybody lived in it, and once at move-out, when a deposit is being argued about. Most landlords underestimate what it costs to do properly, which is why it gets done badly at the moment it matters. What goes on a rental property inspection checklist? Every room with the items you would photograph, the appliances with their condition and readings, and the meters. The worksheet counts them so you know what the inspection actually involves before you start it.
How long does an inspection take? It follows from the arithmetic rather than from a rule of thumb: rooms times items times minutes, plus the appliances. Landlords who have never counted are usually surprised, which is why move-out inspections get rushed.
How many photographs are enough? Enough that any disputed item has one from before the tenancy. The worksheet takes photographs per item as an input and totals them, which is the number worth knowing before you are standing in an empty flat.
Does this decide a deposit dispute? No. Evidence does, and this is how you end up with some. What may lawfully be withheld is a question for your state's rules and your attorney, and this site publishes neither.
